Global Capability Centres to Drive 50% of India Office Demand

Global Capability Centres (GCCs) are projected to drive 45-50% of India's Grade A office leasing demand through 2027. According to a report by Colliers India, these centers are expected to absorb 35-40 million square feet of office space annually. In the first half of 2026, GCCs leased 16.6 million square feet, representing a 30% annual increase and accounting for 46% of total leasing in seven major Indian cities.

Since 2021, GCCs have leased 118 million square feet, with foreign companies—primarily from the United States—accounting for 104.6 million square feet between January 2022 and June 2026. These centers have evolved from back-office operations into strategic hubs for artificial intelligence, R&D, and digital transformation. The technology sector is the primary driver, contributing 39% of cumulative demand, followed by banking, financial services and insurance at 22% and engineering and manufacturing at 16%.

While Bengaluru and Hyderabad have dominated the market with over 60% of leasing since 2021, demand is expanding into Chennai, Pune, Mumbai, and Delhi-NCR, as well as Tier-II and Tier-III cities. The total number of GCCs in India exceeded 2,100 by the end of 2025 and is projected to surpass 4,000 by 2030, reaching a market size of $105 billion and employing approximately 2.8 million professionals.
