The Villages Issues $180 Million Debt for Florida Expansion
The Villages is issuing nearly $180 million in high-yield debt to build 3,860 new residential units and expand recreation facilities in Florida.
The Villages, the world's largest retirement community, is issuing nearly $180 million in unrated high-yield debt to fund a significant expansion of its Florida footprint. The proceeds will finance the construction of 3,860 new residential units, the addition of new recreation centers, and 27 holes of Championship golf.
This funding round follows a $127 million debt issuance last year used for an initial development phase. The community currently houses approximately 170,000 residents aged 55 and older. Long-term growth targets aim to increase the population to over 260,000 people with more than 130,000 homes over the next 20 years.
To date, the community has sold about 83,400 units. Sales momentum continues into the current year, with more than 2,100 homes sold at an average price just under $500,000.
