Mayor Mamdani Extends Deadline for New York City Pied-à-Terre Tax

New York City has begun implementing a pied-à-terre tax on high-value non-primary residences, effective July 1, 2026. The surcharge targets one- to three-family homes valued at $5 million or more, as well as condominiums or cooperatives valued at $1 million or more. City officials expect the tax to generate $500 million in annual revenue.

Zohran Mamdani and the Department of Finance extended the deadline for property owners to apply for exemptions to September 18, 2026. This decision followed pushback from homeowners who received tax notices despite claiming the properties as primary residences. The city sent these notices to approximately 17,000 owners, a figure that exceeds initial state estimates.

While some residents and politicians criticized the public release of a property tax roll containing over 900,000 addresses, Mamdani defended the program. He stated that the revenue will be used to ensure cleaner streets, safer cities, and more supported schools.
