Philippine Home Prices Hit Slowest Growth Since 2019

The Bangko Sentral ng Pilipinas reported that Philippine residential property prices grew by an annual 0.4% in the second quarter of 2026, marking the slowest growth rate since the central bank began publishing its house price index in 2019. This represents a significant deceleration from the 4.5% growth recorded in the first quarter and the 7.5% rate seen a year earlier.
Market performance diverged sharply by region and property type. Prices within the National Capital Region rose by 5.2% annually, while prices outside the region fell by 2.7%, the first year-on-year decline on record for those areas. By property type, condominium prices increased by 6%, but house prices dropped by 4.1%.
The median price for all housing types nationwide stood at P3.906 million. Real estate lending patterns mirrored these regional trends, showing robust loan growth within the National Capital Region and a slight contraction in provinces outside the capital.
