Australia's housing market is experiencing a continued decline, with preliminary data from Cotality showing a sharp retracement in auction clearance rates across major capital cities. The combined capital city clearance rate fell by 4.6% to 54.0%, even as auction volume increased by 15.6% over the week.
Melbourne and Sydney recorded the most significant drops, with Melbourne's rate plunging 7.0% to 56.3% and Sydney's falling 5.4% to 54.2%. Brisbane also saw a decline, with successful results dropping to 37.5%. These figures align with a broader downward trend, including a monthly house price decline of 1.3% across five major capital cities and a quarterly decline of 3.9%.
Market pressure is currently compounded by low listing volumes and deteriorating interest rate expectations. Investors and buyers are looking toward the Reserve Bank of Australia's monetary policy board meeting on September 29, with current forecasts suggesting two to three additional rate increases.
