UK Mortgage Rejections Rise Despite Loosened Borrowing Rules

UK mortgage lenders are rejecting more applications as high interest rates drive affordability failures, particularly for borrowers with deposits below 25 percent.

Mortgage lenders in the United Kingdom are rejecting a growing number of loan applications, even as some borrowing rules have loosened. Data from the Bank of England Credit Conditions Survey shows the net balance for approved mortgage applications dropped to -10.5 in the third quarter of 2026, down from -8.0 in the previous quarter.

Affordability is the primary driver of these declines. Higher interest rates have increased monthly repayments, causing previously viable applications to fail. Borrowers with deposits below 25 percent are experiencing the most significant difficulties. Other common reasons for rejection include poor credit history, irregular income structures, problematic bank statement transactions, and issues specific to the property itself.

Industry experts warn that a decision in principle does not guarantee final approval. Professionals advise rejected applicants to identify the specific cause of their failure before seeking other lenders. Making rapid, successive applications can create a pattern of hard searches on a credit file, which may further damage an applicant's chances of approval.
