Mumbai Luxury Home Sales Hit Record Rs 18,512 Crore

Mumbai's luxury residential market reached a record sales value of Rs 18,512 crore in the first half of 2026, driven by high-value transactions in Worli.

The luxury residential market in Mumbai achieved a record sales value of Rs 18,512 crore during the first half of calendar year 2026. According to a joint report by India Sotheby's International Realty and CRE Matrix, this represents a 12% increase over the Rs 16,518 crore recorded during the same period in 2025. The surge involved 957 transactions for homes priced at Rs 10 crore and above, marking a 26% rise over the previous year.

Growth was primarily concentrated in homes priced between Rs 20 crore and Rs 40 crore and units ranging from 2,000 to 4,000 square feet. Geographically, Worli was the most active micro-market with Rs 4,493 crore in sales, while Lower Parel saw a 79% increase in transaction value. Despite the increase in volume, average luxury prices declined by approximately 4% as developers implemented more cautious pricing strategies.

Over the trailing 12 months, total transaction value reached an all-time high of approximately Rs 34,000 crore across nearly 1,700 units. Industry leaders characterized the first half of 2026 as a sign of the market's resilience, specifically noting the doubling of sales for homes priced above Rs 10 crore.
