Calgary Home Sales Fall 3.8 Percent in September

The Calgary Real Estate Board reported a 3.8 percent drop in home sales for September 2026, with high-density housing seeing the steepest price declines.

Home sales in Calgary fell 3.8 percent in September 2026 compared to the previous year, according to data from the Calgary Real Estate Board. A total of 1,650 homes were sold during the month, while the residential benchmark price saw a slight decrease of 0.8 percent to $566,700.

Price declines were most significant in high-density housing. Apartment-style homes dropped 8.3 percent to $291,400 and row-style properties fell 5.5 percent to $412,400. In contrast, detached home prices decreased by one percent to $739,400, and semi-detached prices rose slightly by 0.1 percent to $685,200.

Market inventory decreased 6.3 percent year-over-year to 6,486 homes, and new listings fell 11.3 percent to 3,354. Chief economist Ann-Marie Lurie attributed the price pressure on high-density homes to an increase in supply that outpaced demand from net migration and the job market, "resulting in a more significant impact on prices for higher-density homes."
