Brookdale Senior Living Acquires 47 Welltower Communities

Brookdale Senior Living completed a $157 million acquisition and agreed to buy 30 more communities from Welltower to increase real estate ownership.

Brookdale Senior Living Inc. completed the $157 million acquisition of 17 senior living communities on September 30, 2026, and entered a definitive agreement to purchase 30 additional leased communities from Welltower Inc. for $290 million. The first portfolio includes 735 units across Colorado, Kansas, Ohio, and Texas, while the pending 30-community acquisition spans 13 states and is expected to close in the fourth quarter of 2026.

These transactions are designed to increase Brookdale's real estate ownership to nearly 80% and reduce its 2027 annual cash rent obligations by approximately $28.8 million. Chief Executive Officer Nick Stengle stated that the moves represent a significant step in the company's strategy to own more of the real estate it operates, allowing the firm to capture the full benefit of future operating growth.

As part of the arrangement, Brookdale and Welltower agreed to extend a lease for 39 communities through June 2036, provided the 30-community acquisition closes. This lease amendment includes a flexible fair market value purchase option for Brookdale, subject to a pre-negotiated floor.
