Maine Median Home Sales Price Hits Record $436,000

The Maine Association of Realtors reported that the statewide median sales price for single-family existing homes reached a historic high of $436,000 in June 2026. This represents a 2.59% increase compared to June 2025. The price surge coincided with a 7.31% year-over-year increase in sales volume, supported by the highest for-sale inventory in 70 months, totaling 5,667 homes.

Market performance varied significantly by region. Cumberland County maintained the highest median price, while Oxford County experienced the largest percentage increase at 18%. Conversely, prices declined in Aroostook, Knox, Lincoln, Piscataquis, Waldo, and Washington counties.

On a national level, the National Association of Realtors reported a 1.8% rise in the median sales price to $446,400, with a 3.3% increase in overall sales. In the Northeast region, sales volume remained flat, but the median sales price rose 3.9% to $564,800. Experts noted that while wage growth has improved affordability, consistent inventory gains remain necessary to prevent further price acceleration.
