Investment firm KKR and its European industrial and logistics platform, Mirastar, acquired a 2.7 million square foot portfolio of eight UK logistics assets from Ares Real Estate funds for an undisclosed amount.
The portfolio consists of fully occupied assets located in the Midlands, South East, and North, specifically in Corby, Doncaster, Stoke-on-Trent, and Milton Keynes. These properties feature a weighted average lease term to break of nine years, with investment-grade tenants accounting for approximately 60% of the rent roll. The assets hold BREEAM sustainability ratings ranging from Very Good to Outstanding.
KKR and Mirastar intend to apply their operating capabilities to drive long-term value from the acquisition. The firms cited constrained supply in key UK markets and resilient occupier demand as the primary drivers for the investment.
