New Homes Now Cheaper Per Square Foot Than Existing Homes

Zillow analysis shows new construction homes now offer better value per square foot than existing homes in one-third of major U.S. markets.

Newly built homes in the United States now offer better value per square foot than existing homes on a national median basis, reversing a trend that lasted from 2018 to 2024. According to analysis by Zillow, new homes sold for a median of $205 per square foot as of July 2026, while existing homes averaged $212.

This shift is most prominent in Sun Belt markets where a pandemic-era construction boom created elevated inventory. In Austin, new homes carry a 19.3% price-per-square-foot advantage, while similar discounts are seen in Tampa, Raleigh, and San Diego. Conversely, new construction still commands a steep premium in supply-constrained cities such as New York City, Los Angeles, and Philadelphia.

Market analysts attribute the price gap to the differing behaviors of sellers. Publicly traded homebuilders are more likely to cut prices based on real-time data to move speculative inventory, whereas individual homeowners are often more reluctant to lower asking prices. Despite the value shift, buyers still face challenges including mortgage rates exceeding 7% and the remote locations of many new developments. While the national share of new-home sales has returned to pre-pandemic norms at 12.6%, the trend persists as builders compete with both the resale and rental markets.
