British Columbia Offers Multiple Rebates for First-Time Homebuyers
First-time homebuyers in British Columbia can access federal and provincial programs to reduce property transfer taxes and mortgage costs.
First-time homebuyers in British Columbia can utilize a combination of federal and provincial programs to mitigate high property prices and complex mortgage requirements. At the provincial level, the First Time Home Buyers’ Program eliminates property transfer taxes on the first $500,000 of a resale home's price, with partial exemptions available for homes priced up to $835,000.
Federal assistance includes the First Home Savings Account, which allows annual contributions of $8,000 up to a $40,000 lifetime limit, and the Home Buyers’ Plan, which permits borrowing up to $60,000 from a Registered Retirement Savings Plan. The federal government also waives GST on new homes to lower initial costs.
To further support energy-efficient housing, the Canada Mortgage and Housing Corporation provides a 25 per cent mortgage insurance rebate through its Eco Plus program. To qualify for insured mortgages, buyers generally require a 5 per cent down payment on the first $500,000 and 10 per cent on the remaining balance up to $1.5 million.
