Three Councils Propose 68,150 New Homes in Hunter Region

Singleton, Maitland, and Cessnock councils have unveiled a growth plan for 68,150 new homes, sparking demands for improved rail services before development begins.

The Singleton, Maitland, and Cessnock councils have developed the Draft Anambah to Branxton Regionally Significant Growth Area Structure Plan to manage the construction of 68,150 new homes over the next 20 to 40 years. The 15,000-hectare corridor plan spans 14 precincts, with the highest housing capacities designated for Lochinvar, Greta, and Huntlee.

Proposed infrastructure includes eight primary schools, four high schools, and two new rail stations at Anvil Creek and West Rutherford, as well as the relocation of Greta Railway Station. Mayor of Cessnock City Dan Watton stated that the plan provides a big picture for growth and that community input is essential for the best results. Mayor of Singleton Sue Moore noted the plan aims to consider lifestyle and economic opportunities for future residents.

The community group Two More Trains for Singleton challenged the timeline, arguing that passenger rail services must be substantially improved before urban development occurs. The group is calling for two-hourly daytime services between Singleton and Newcastle and the finalization of the Transport for NSW Hunter Rail Strategy. Public exhibition of the plan concluded on October 6, 2026.
