India Grants 4-Month Extension for Real Estate Project Deadlines

The Union Ministry of Housing and Urban Affairs advised state regulators to grant four-month project extensions due to West Asia conflict-driven supply chain disruptions.

The Union Ministry of Housing and Urban Affairs issued an advisory on July 31, 2026, directing state Real Estate Regulatory Authorities (RERAs) to grant a four-month extension to the registration and completion timelines for eligible real estate projects. The measure applies to projects with completion dates on or after February 28, 2026, and is intended to address construction material shortages and supply chain disruptions caused by conflict in West Asia.

The ministry invoked force majeure provisions under Section 6 of the Real Estate (Regulation and Development) Act, 2016, following a classification by the Department of Expenditure that treated the West Asia situation as "war." To minimize procedural delays, the ministry recommended that regulators issue common orders for all eligible projects instead of requiring individual developer applications.

State authorities have already begun implementation. The Telangana Real Estate Regulatory Authority automatically extended timelines for eligible projects, moving deadlines between February 28 and July 31 to November 30. In Uttar Pradesh, the relief is expected to benefit 1,199 projects, including those in Noida and Ghaziabad.

Industry bodies, including the Confederation of Real Estate Developers' Associations of India (CREDAI) and the National Real Estate Development Council (NAREDCO), welcomed the move. Representatives stated the extension protects homebuyers from litigation and relieves developers facing unforeseen material costs and availability issues.
