The U.S. hyperscale data center market is projected to attract investments exceeding $697.84 billion by 2031, according to research by Arizton Advisory & Intelligence. The market is expected to grow at a compound annual growth rate of 14.66%, fueled by accelerating demand for high-performance computing, cloud services, and AI infrastructure.
Investment activity is concentrating in the Midwest and Southeast. The Midwest is expected to lead growth with more than $21.54 billion in investments in 2025. Major technology firms are executing large-scale expansions to meet these needs, including Amazon Web Services investing $10 billion in Mississippi and $5 billion in Texas, and Google allocating $9 billion toward two new campuses in Oklahoma.
Other major actors are diversifying their infrastructure capabilities. Microsoft is maintaining an active development pipeline in Virginia, while Meta is developing the Catalina architecture for next-generation AI. Additionally, AWS Lambda is planning a Missouri project to deploy over 10,000 GPUs. To sustain these massive power requirements, the industry is shifting toward GPU-dense infrastructure, direct liquid cooling, and alternative energy sources including nuclear and renewable power.
