Data Center Developers Pay High Land Premiums in Wisconsin
Data center developers are paying premiums far above market value for land in Wisconsin, fueling local wealth and community tension.
Data center developers are paying premiums significantly above fair market value for land across Wisconsin, creating sudden wealth for some landowners while sparking community distress. In Port Washington, a $15 billion project involving Vantage, Oracle, and OpenAI has resulted in land acquisitions totaling more than $125 million. Some sellers, such as the Karrels family, earned millions, with one transaction reaching 17 times the property's fair market value.
Other major developments include a $20 billion Microsoft facility in Mount Pleasant and a $1 billion Meta facility in Beaver Dam. While these projects bring massive investment, some sellers have expressed regret over the timing of their sales or the loss of acreage. Other residents have raised concerns regarding environmental degradation and the loss of local tranquility.
Ted Neitzke, Mayor of Port Washington, defended the developments. He suggested that some landowners avoid public engagement because they fear being targeted by a vocal minority of opponents.
