Cypress Equities Proposes Redevelopment of Berkshire Mall Site

Cypress Equities plans to demolish the former Berkshire Mall in Lanesborough, Massachusetts, to create a mixed-use retail center with national brands and green space.

Dallas-based Cypress Equities proposes to demolish the defunct Berkshire Mall in Lanesborough, Massachusetts, and replace it with a new retail development on the 42-acre paved property. Managing Director Scott Harrington presented the plan to the Lanesborough Select Board, detailing a vision for a retail center featuring national brands, dining options, smaller retail stores, and significant green space. The company intends to avoid residential development and will remain within the existing paved area to bypass lengthy environmental reviews.

Cypress Equities is currently under contract with JMJ Holdings to purchase the property, with a closing expected by the first quarter of 2027. A recently renovated Target store on the site will remain in place. Harrington noted that two undisclosed large-format retailers have already expressed interest in the project to help attract crowds.

To support the new infrastructure, the developer will seek state financial assistance to extend a sewer line from Partridge Road via a new pump station. Harrington stated that the firm is still in the early learning phases of determining what will work best for the site.
