East Bay Home Prices Rise Despite National Trends
East Bay real estate prices are climbing over 5% despite rising mortgage rates and diverging trends in the national housing market.
Home prices in California's East Bay are rising despite increasing mortgage rates, diverging from broader national patterns. While the National Association of Realtors reported a 1.2% national increase in median single-family home prices and a slight dip in the western U.S., East Bay prices rose more than 6% from August and 5% from September 2025.
Market conditions vary significantly by city within the region. Livermore experienced an 18% increase in sales and a 13% price climb. In Pleasanton, median prices rose 4% even as sales dropped 25%. Conversely, Dublin saw median prices drop by 9%.
Bill Espinola, president of the Bay East Association of Realtors, stated that the local market remains active but more selective. He noted that while national headlines focus on mortgage rates, buyers and sellers react differently based on specific neighborhood conditions. Meanwhile, Lawrence Yun, chief economist of the National Association of Realtors, observed that increased inventory is providing buyers with more negotiating power on a national scale.
