CleanSpark Signs $6.6 Billion AI Data Center Lease

CleanSpark Inc. signed a 20-year infrastructure lease with a global technology company to transition from Bitcoin mining toward AI data center hosting.

CleanSpark Inc. signed a 20-year triple-net infrastructure lease agreement with an undisclosed high-investment-grade global technology company for its campus in Sandersville, Georgia. The deal provides $6.6 billion in initial contracted revenue, adding approximately $330 million in average annual net operating income. Two five-year extension options could increase the total contract value to $11.6 billion.

Under the agreement, the tenant will deploy 175 megawatts of power for computing workloads starting in the fourth quarter of 2027. Simultaneously, the tenant entered a letter of intent and exclusivity arrangement for CleanSpark's Texas portfolio, which includes 718 acres and up to 885 megawatts of power capacity across the Sealy and Brazoria campuses.

This strategic pivot follows a 10 percent year-on-year drop in June Bitcoin production. Following the announcement, company shares rose 8.82 percent to close at $13.45 on Tuesday and climbed further to $13.85 on July 16, representing a 12 percent increase. CEO Matt Schultz characterized the move as a transition into a diversified digital infrastructure platform specializing in artificial intelligence data centers.
