HMRC Rent a Room Scheme Offers Tax-Free Income Boost

HM Revenue and Customs allows homeowners to earn up to £7,500 tax-free annually by letting out furnished rooms in their primary residence.

HM Revenue and Customs allows taxpayers to increase their tax-free Personal Allowance beyond the standard £12,570 through the Rent a Room Scheme. By letting out furnished accommodation in their primary residence, individuals can earn up to £7,500 tax-free per year.

If the income is shared with a partner, the threshold is halved to £3,750 per person, which can raise an individual's total tax-free allowance to £16,320. The exemption is automatic for those earning below the threshold, while those earning more must use a self-assessment tax return to opt into the scheme.

This provision offers a legal method to mitigate fiscal drag while standard tax thresholds remain frozen until 2031. Prime Minister Andy Burnham has considered increasing these thresholds, but no such changes are expected in the upcoming Budget.
