Alpharetta Approves $15 Billion North Point Mall Redevelopment

The Alpharetta City Council approved zoning changes in a 4-3 vote on Tuesday morning to allow for a $15 billion redevelopment of the North Point Mall property. The proposal, led by developer Jamestown, seeks to transform the 100-acre site into the North Point Sports and Entertainment District, a mixed-use hub featuring hotels, restaurants, office space, shopping, and approximately 1,400 apartments.

A central feature of the plan is a 20,000-seat, NHL-ready hockey arena. However, the full project and its associated staff-written conditions are contingent upon the National Hockey League selecting Alpharetta for a future expansion team by August 2031. The project faces competition from The Gathering at South Forsyth, a separate proposal in Forsyth County that also seeks an NHL franchise for an 18,000-seat arena.

Support for the project came from Mayor Jim Gilvin and Mayor Pro Tem Dan Markel, who viewed the development as a major economic opportunity. Representative Julie Sellers argued the district would provide essential public amenities, such as venues for performing arts and graduations, that the city currently lacks. Conversely, Council member Douglas DeRito opposed the plan, characterizing the proposal as an overreach. Before the final vote, the council amended its procedural rules to allow for unlimited public comment to address community concerns regarding traffic and housing density.
