Australian Home Auction Clearance Rates Hit Three-Month Low

Australian auction clearance rates fell to 48.2 percent as high interest rates and tax changes create a price gap between buyers and sellers.

Australian home auction clearance rates dropped to a three-month low of 48.2 percent on Saturday, a significant decline from the 67.4 percent recorded in 2025. National house prices fell 1.1 percent in the month leading to October and have decreased 5.2 percent since their peak in March.

Cotality attributes the downturn to the Reserve Bank of Australia raising interest rates to a 15-year high of 4.6 percent in September, combined with August inflation reaching 4.0 percent. Federal budget changes to negative gearing and capital gains tax discounts further dampened market activity. Regional results varied, with Brisbane recording a low 25.6 percent clearance rate, while Sydney and Melbourne remained above 50 percent. Other cities included Adelaide at 41.5 percent and Canberra at 41.7 percent.

Industry analysts point to a disconnect between buyer and seller expectations. Market activity was also affected by external factors, including long weekends and the NRL grand final in Sydney. Experts suggest that while buyers remain engaged, they are less willing to compete when they do not perceive sufficient value in a high-rate environment.
