Somerset House Prices Rise Despite South West Decline
House prices in North Somerset and Somerset increased between 2025 and 2026, diverging from a general price decline across the wider South West region.
Property values in North Somerset and Somerset rose between July 2025 and July 2026, contrasting with a 0.2% decline observed across the broader South West region. Data from the Office for National Statistics shows the average property price in North Somerset climbed 3.8% to £314,000, while Somerset saw a 3.1% increase to £282,000.
First-time buyers encountered higher entry costs during this period. Average prices for first-time buyers rose to £245,000 in North Somerset and £232,000 in Somerset. Both areas recorded an affordability ratio of 7.9, indicating that homes cost nearly eight times the typical annual earnings, which remain below the national average.
Despite the overall upward trend, some sellers are adjusting their expectations to attract buyers. Analysis from Property Solvers Limited indicates that asking prices are being reduced in specific Somerset locations to secure sales. The most significant average reductions occurred in Bruton, where prices dropped by £14,217, as well as in Castle Cary and Yeovil.
