Land Securities Buys Metrocentre Shopping Centre for £516 Million

Land Securities agreed to purchase the Metrocentre shopping centre in Gateshead from Tynehawk Holdings for £516 million to expand its major retail portfolio.

Land Securities agreed to purchase the Metrocentre shopping centre complex in Gateshead for £516 million. The London-listed real estate firm will acquire 100% of the business from Tynehawk Holdings, a group of investors that took control of the site following the 2020 collapse of Intu.

To finance the deal, the company will launch a £500 million equity fundraiser and utilize existing debt facilities. The acquisition includes the main shopping centre, which hosts 282 stores and attracts over 16 million annual visitors, along with an adjacent 15-unit retail park. Completion of the transaction depends on the dissolution of a legacy Intu legal entity and consent from bondholders.

This move aligns with a strategic shift by the firm to prioritize major retail destinations over office developments, supported by a planned £1 billion investment in retail assets. The company characterized the acquisition as a rare opportunity to obtain full control of a top-10 UK shopping centre, noting that the site offers the scale and quality of catchment where brand demand is highest.
