Montgomery County Approves Tax Incentives for $8.5 Billion Amazon Data Center

The Montgomery County Commission unanimously approved a property tax incentive framework on Thursday for a proposed Amazon.com, Inc. Web Services data center. The project involves a potential 17-building campus on 1,000 acres north of Interstate 70, representing a minimum capital investment of $8.5 billion.

Under the approved framework, the company will pay 100% of its real property taxes, while potentially receiving up to $982 million in personal property tax breaks through Chapter 100 bonds. The facility is projected to create at least 150 permanent jobs and generate between $400 million and $1.8 billion in total tax revenue.

During a packed hearing, some residents opposed the project due to the loss of agricultural land and concerns regarding water usage. Amazon and the commission stated the facility would draw water from the Cambria-Orodvician aquifer and would not impact public drinking supplies. If land purchases and permit approvals are finalized, construction could begin as early as 2026.
