Vici Properties Stock Drops 17% Amid Inflation Pressures

Vici Properties faces a 17% stock decline over 12 months as inflation and weak discretionary spending impact its casino and entertainment tenants.

Vici Properties has seen its stock price decline 17% over the past year, driven by high inflation and a downturn in discretionary spending that has pressured its tenant base. Despite the stock volatility, the experiential real estate investment trust maintains a 100% occupancy rate across its 103 assets.

The company relies heavily on multi-decade master leases with major gaming operators, specifically Caesars Entertainment and MGM Resorts, which together provide approximately 70% of its rental income. To mitigate the effects of inflation, Vici Properties pegs the majority of its leases to the Consumer Price Index.

For 2026, the company projects adjusted funds from operations per share between $2.47 and $2.48. This financial outlook supports a forward dividend of $1.84 per share, offering investors a 7.3% yield.
