Cipher Digital Shifts to Compute Campuses Amid Rising Costs

Cipher Digital is transitioning from Bitcoin mining to compute infrastructure leasing while managing significant cost increases at its Barber Lake project.

Cipher Digital is transitioning its business model away from Bitcoin mining to develop three contracted campuses. The company aims for an average annualized net operating income of approximately $793 million by leasing infrastructure to tenants who provide compute, a strategy designed to reduce direct GPU and obsolescence risks.

Development at the Barber Lake project has secured contracted revenue exceeding $9 billion, but estimated project costs have risen 36% to 38%, now reaching nearly $3 billion. This increase has lowered the estimated first-year cash net operating income yield to approximately 10.5%.

To finance these operations, the company executed a debt exchange that issued $850 million in convertible debt and added 40.7 million shares. While the shift diversifies revenue, shareholders now face higher capital risks related to development and the possibility of rent delays at the Barber Lake site.
