Alex Davis Warns of Data Center Financing Crisis
Alex Davis predicts a significant financial crisis in the speculative data center market by 2028 as hyperscalers shift toward owning their own facilities.
CEO of Disruptive Alex Davis warned investors that the speculative data center market could face a significant financing crisis by 2027 or 2028. In a recent letter, Davis argued that third-party developers are employing a risky strategy of building facilities with short-term financing while relying on the hope that users will arrive. He noted that hyperscalers, such as Microsoft and Meta, are increasingly constructing their own facilities, creating a mismatch between infrastructure supply and actual usage that could stress private credit markets.
Davis characterized the current AI landscape as a once-in-a-lifetime investment opportunity but cautioned against supporting speculative landlords. He expressed concern over business models with unrealistic margin expansion, excessive capital expenditure, and a lack of enterprise customer traction.
Digital Realty Trust, Inc. responded to these warnings by asserting its role as a long-term partner to hyperscalers, stating that its infrastructure cannot be easily substituted. These warnings follow Disruptive's role in facilitating a roughly $20 billion asset-licensing deal between Nvidia and Groq, marking the largest transaction in Nvidia's history.
