Sarnia Housing Inventory Rises as Home Sales Decline

The Sarnia-Lambton Association of Realtors reports a 24 percent increase in August listings despite a decline in overall home sales.

The Sarnia-area housing market experienced a significant surge in inventory during August 2026, with more than 300 new listings entering the market. This represents a nearly 24 percent increase compared to August 2025. Despite the rise in available homes, the average sale price increased by 2.4 percent to $535,819.

April Barnard, President of the Sarnia-Lambton Association of Realtors, described the current market as balanced but leaning in favor of buyers. This shift is reflected in the time homes spend on the market, which rose to an average of 37 days from 26 days the previous year. Home sales for August fell 4.2 percent year-over-year to 136 units.

Broader trends for the first eight months of 2026 show a continued downturn, with local home sales decreasing by 8.5 percent and total sales volume dropping 10.2 percent to $532 million. These developments occur as the Bank of Canada maintains its key lending rate while noting increased upside risks to inflation.
