U.S. Home Prices Fall as Nationwide Rents Rise

Redfin reports the first decline in median U.S. home sale prices in three years while rental markets begin to tighten nationwide.

The U.S. housing market is seeing a divergence between home sales and rentals. Redfin reported that median home sale prices fell 0.1% year-over-year for the four weeks ending October 25, marking the first decline in over three years. This downturn coincides with mortgage rates remaining roughly a full percentage point higher than last year, which has pushed monthly payments to the second-highest level on record.

These financial pressures have severely impacted buyer activity. The National Association of Realtors reported that pending home sales hit a 25-year low in September. While the sales market struggles, the rental market is shifting. Apartment List reported that median nationwide rents rose 0.1% in October, the first increase in more than three years.

Regional trends vary significantly. Rent growth is strongest in San Jose and the San Francisco Bay area, where the latter saw a 13.1% year-over-year increase. Conversely, markets in San Antonio, Las Vegas, and Phoenix continue to experience the steepest rent declines. Although the national multifamily vacancy rate remains elevated at 7%, it is steadily declining as the market moves away from previous oversupply conditions.
