Charlotte Region Home Sales Drop 8.7 Percent in August

Home sales in the 16-county Charlotte region fell 8.7 percent year-over-year in August as affordability concerns and borrowing costs cooled the market.

Home sales in the 16-county Charlotte region declined 8.7 percent year-over-year in August, with 3,560 total transactions recorded. Data from the Canopy Realtor Association shows that pending contracts fell 1.8 percent to 3,763 and new listings decreased 2.2 percent to 4,940 compared to August 2025.

Short-term trends indicate a sharper downturn, as sales tumbled 14 percent, contracts sank 5 percent, and new listings retreated 10.7 percent between July and August. Despite these monthly losses, overall activity for the first eight months of 2026 remains consistent with 2025 levels.

Joan B. Goode, president of Canopy, attributed the cooling market to affordability concerns and higher borrowing costs. She noted that buyers have become more selective while both buyers and sellers are adjusting their expectations to current economic and housing conditions.
