US Bank Lending Surges 10% Amid AI Data Center Boom

US banks saw the fastest commercial lending growth in a decade as artificial intelligence data center construction drives massive capital expenditures.

Commercial-and-industrial lending at the 25 largest US banks grew nearly 10% year-over-year in the third quarter, marking the fastest growth in over a decade outside of the pandemic era. This surge is primarily driven by the build-out of artificial intelligence data centers, with large banks financing hyperscaler tech companies and regional lenders providing loans to construction and manufacturing firms.

JPMorgan Chase and other major institutions are monitoring the diverse capital mechanisms used to fund AI innovation, while regional players like Fifth Third Bancorp have shifted focus toward the companies constructing the facilities rather than the sponsors. Some banks, including Wells Fargo, have implemented strict lending limits to manage layered risks, while others are directing clients toward the bond market to mitigate exposure.

Despite the current momentum, bank executives express caution regarding the sustainability of the boom. PNC Financial Services noted that a broad slowdown in AI capital expenditures would likely hinder overall loan growth. Additionally, Citizens Financial has implemented guardrails to manage data-center exposure, citing concerns over a potential market bubble. Executives also noted that government-backed infrastructure investments and long-term utility needs are providing additional support for current construction demand.
