Nvidia Guarantees $105 Billion for OpenAI Data Center Leases

Nvidia Corporation provided residual value guarantees for OpenAI's data center leases in Pike County, Ohio, with total payment obligations capped at $105 billion. The guarantees cover the first 4.25 gigawatts of the PORTS-Pike campus, an 8-gigawatt site developed by SB Energy Global Holdings Ltd.
In exchange for this credit support, the campus will exclusively host Nvidia's full-stack AI factory platform. Nvidia is only required to make payments if OpenAI becomes insolvent or defaults on rent, though OpenAI has agreed to reimburse any funds disbursed under the guarantee.
This arrangement follows a $30 billion investment in OpenAI and a $1.5 billion investment in SB Energy. CEO Jensen Huang indicated that further direct equity investments in OpenAI may cease as the startup moves toward an initial public offering.
