On Gaza, Kushner's 15-point roadmap was accepted by Hamas and rejected by Netanyahu. He met Hamas political leader Khalil al-Hayya for a second time in Egypt on Aug 17, trying to bridge a deadlock: Hamas demands a Palestinian state and immediate Israeli withdrawal; Israel insists on full disarmament first. The plan drew fresh criticism Aug 22 from 102 former French and British diplomats demanding sanctions against Israel. Kushner sits on Trump's Board of Peace, overseeing Gaza through Dec 2027, and authored the $25B "New Gaza" master plan presented at Davos.
On Iran, Kushner publicly claims "very positive and active conversations" with Tehran — directly contradicted by Trump's own posts denying any talks exist. His Albania resort — a €1.4B–$5B project with Ivanka Trump on protected coastline — faces a prosecutor's probe into forged property deeds, with €110M frozen in a notary account. His Belgrade redevelopment faces street protests and falsified-document claims. In Tirana, "Flamingo Revolution" protests against the Albania project turned violent in early July, drawing tens of thousands and Dua Lipa's public backing.
All of this unfolds as Affinity Partners manages ~$7.6B and solicits $5B+ more from Middle Eastern governments — a setup watchdogs flag as irreconcilable with his envoy role. Kushner says he "preemptively" raised $1.5B from Qatar "to avoid any conflicts." The State Department has largely outsourced Ukraine, Palestine, and Iran negotiations to Kushner and co-envoy Steve Witkoff.
